Hello, it’s Billee Silva with the Southwest Florida Realty show, I can’t believe the first week of November is already in the books.  The holidays are upon us, not only are all the stores decked out for the holiday season but I’m seeing many of my much more efficient friends already posting their holiday décor on social media.  So the big question is and the topic of today’s podcast is, are the holidays a good time to list your home? You might be surprised to learn that, in many cases, listing your home during the holidays can be a fantastic decision. 

One of the main advantages of listing your home during the holiday season is that there is typically less competition. Many homeowners hold off on listing their homes after the first of the year because they’re thinking that's the best time, the holidays are over and all the snowbirds have arrived. By listing during the holidays, you can stand out in a less crowded market.

 Buyers who are actively looking during the holiday season are often highly motivated. They might be relocating for work, have a specific timeframe in mind, or simply want to make a change before the new year. These motivated buyers can lead to quicker and more straightforward transactions.

 I always have several buyers who are looking to close deals before the end of the year for tax benefits or if they are relocating here from another state, they want to close by the end of the year so they can file for homestead exemption. Listing your home during the holidays can attract these buyers who are eager to make a purchase for financial reasons.

 I think we can all agree there's something magical about a well-decorated home during the holiday season. Homes can look more inviting and warm, which can help potential buyers envision themselves living there. A cozy, decorated home can create an emotional connection that might not be as strong during other times of the year. 

  So, while we’re on this topic let’s talk a little bit about holiday decorations while your home is on the market.  First and foremost, keep your holiday decor tasteful and understated. A beautifully decorated tree, elegant wreaths, and some soft, twinkling lights can go a long way. You don't have to cover every inch of your home in tinsel to create a warm and inviting atmosphere. 

Use your holiday decorations to draw attention to your home's unique selling points. For example, if you have a stunning fireplace, adorn it with a festive garland or display a few elegant ornaments. This not only enhances your home's appeal but also helps potential buyers envision themselves in the space.

And don't underestimate the power of holiday scents! A few strategically placed scented candles or a pot of simmering cider on the stove can create a cozy and welcoming atmosphere. Just be sure not to overwhelm with overpowering scents. Nothing is worse than walking into a home with a ton of overpowering plug-ins.  It seems like every time I show a home with plug-ins or those aroma scent diffuser things, buyers have two reactions.  They either immediately want to leave because the scent is giving them a headache or they’re convinced the seller is trying to mask something, so please keep your scents subtle.

While it's nice to include some personal touches in your holiday decor, remember that less is often more when selling your home. Avoid overly personalized or religious decorations that may not resonate with every potential buyer.  Good lighting is crucial during the holiday season. Keep your home well-lit, and use warm, soft lighting to create a cozy ambiance. Remember, the key is balance and creating a welcoming atmosphere that allows potential buyers to see themselves celebrating their own holidays in your home.

 While it's true that the holiday season can be a busy time, many buyers have more flexible schedules during this period. With time off work and extended weekends, they can attend showings and open houses without as much difficulty.

If your home is listed during the holidays, you'll need to be prepared for showings and potential disruptions during your festive celebrations. Open and honest communication with your realtor is essential to manage these challenges.

 So, is listing your home during the holidays a good idea? It certainly can be, depending on your specific circumstances and local market conditions. Ultimately, the decision should be guided by your goals and the advice of a knowledgeable realtor.
